MLS Activity & Updates

Here’s a snapshot of how your listing is performing on the MLS. This shows where people are viewing the property, how often it’s being shared, and how agents are interacting with it behind the scenes. I keep a close eye on this activity so I can update you in real time, adjust our marketing plan when needed, and make sure your home continues getting strong exposure.

What You’re Looking At

This image shows a property value breakdown based on multiple data sources, including recent sales, market trends, and property-specific details. Instead of relying on a single automated estimate, this view layers several valuation perspectives to give a clearer, more realistic picture of a home’s potential value in today’s market.

What Is an RVM?

RVM stands for Realtor Valuation Model.
An RVM is an advanced valuation tool designed specifically for real estate professionals. It blends public data, MLS activity, neighborhood trends, and pricing behavior to estimate a home’s value more accurately than basic online estimates.

Unlike consumer tools such as a Zillow Zestimate, an RVM is built to support real-world pricing decisions and is meant to be paired with professional insight. That is where I come in. I use this data as a starting point, then fine-tune it based on condition, upgrades, location nuances, and current buyer demand.

The result: smarter pricing, better positioning, and fewer surprises when it matters most.

Market Trends

I wanted to provide you with a friendly check-in on the current market trends for single-family residences. Understanding these can be a great asset as you plan your selling strategy.

Market Overview:
As of January 2026, the local market in Carefree shows an 8.86-month supply of inventory, which is a crucial indicator of market balance. A recent 13% increase in inventory over the past month, and a 10% increase over the year, suggests more choices for buyers, highlighting the importance of strategic pricing.

Pricing Strategy:
- New Listings: The median list price for new listings is currently at $1,575,000.
- Active Listings: With 62 active listings, the median list price stands at $1,824,500.
- Pending Listings: Homes that are pending have a median list price of $1,650,000, with a median price per square foot of $545, spending about 26 days on the market.

Sold Listings Insights:
The median sold price recently was $1,045,000, with homes selling at 96.52% of the list price, which is a 4% increase in the sold-to-list price ratio from the previous month. Additionally, the median days on the market for sold properties decreased by 17%, to 43 days, indicating a quicker sales cycle.

Why This Matters:
Given these insights, positioning your home around the right price can leverage quicker sales and competitive offers. The current market dynamics suggest that while inventory is increasing, homes that are well-priced and attractively presented are selling efficiently.

Luxury Home Tour

As part of how I thoughtfully market my listings, this home has been submitted for inclusion in an upcoming Luxury Broker Home Tour serving the Carefree, Cave Creek, and North Scottsdale areas.

These tours are intentionally curated and attended by experienced local REALTORSĀ® and buyer agents who are actively working with qualified buyers in this price range. It allows the home to be experienced in person, not just online, so agents can truly understand the lifestyle, setting, and details that make it special.

My goal with participating in a luxury broker tour is simple: to put this home directly in front of the right professionals who already know the buyers looking for a property like this and to spark meaningful interest that leads to private showings.

Proposed tour date: January 22, 2026
Additional confirmed broker tours are listed below as they are secured.
Final confirmation is pending, and this page will be updated as soon as placement is confirmed.

This is one of the many intentional steps I take behind the scenes to create momentum, visibility, and the right kind of attention for your home.

Indigo Sky home tour

Your home at 36801 N Long Rifle Rd, Carefree has been officially selected for the Indigo Sky Cave Creek, Carefree, and North Scottsdale (85266) Broker Tour on Friday, January 30.

This is a curated, invitation based tour where top buyer agents preview select homes for their active, qualified buyers. These agents are not browsing. They are working directly with clients who are ready to purchase and are looking specifically in this area and price range.

During the tour, agents will walk through your home in person and then leave private digital feedback through the Indigo Sky system. This allows me to gather real time insight on buyer interest, pricing perception, and what is resonating most about your home so we can fine tune our strategy as needed.

This tour puts your property directly in front of the agents who control buyer showings in our local luxury market and creates momentum leading into private appointments and offers.

Once the tour has completed, I will share key feedback and highlights with you.

8 groups, Interested in plot map for property lines, Loved the casita, the shape of the pool (Fish), the Observatory, the kitchen & sunken living room, and the wood burning fireplace. Didn’t like the stairs going up to the observatory (Loose handrail, needs to be tightened), The front yard does not do the inside justice, Would love if beams in the living room were not painted and kitchen beams were painted darker, Didn’t like the cool kitchen vs the warm interior paint color (suggests painting interior neutral colors), Dated interior early 2000’s 1900’s feel, Feels too cluttered and many neighbors came in this day.

4 groups came in. One group wanted to know if you started plans to add a kitchen to the casita, someone said we were priced right, someone else stopped in just for the Observatory.
